Golden Visa (property route): a Dubai property with a title-deed value of at least AED 2,000,000, valid passport, medical fitness certificate and Emirates ID application. Mortgaged units qualify if the borrower has cleared AED 2,000,000 or 50% of the value, whichever is higher.
Remote Work Visa: proof of current employment abroad (or company ownership) with a minimum monthly income of USD 3,500, contract valid for at least one year, health insurance with UAE coverage and passport valid for at least six months.
Costs
Golden Visa: government fees total roughly AED 2,800–4,000 depending on issuance channel, plus the underlying AED 2M property investment and standard DLD transaction costs (~4% transfer fee).
Remote Work Visa: application fee of USD 287 plus medical insurance and processing. No property or capital commitment is required, which makes it the lower-barrier option for most digital nomads.
Duration and renewal
The Golden Visa is issued for 10 years and is renewable as long as the qualifying property is retained. The Remote Work Visa is issued for 1 year and is renewable on the same terms if income and employment conditions remain valid.
Benefits for digital nomads
Both visas grant Emirates ID, the right to open UAE bank accounts, register for DEWA/du/Etisalat and lease residential property under Ejari. Both also allow access to the UAE's 0% personal income tax regime for residents.
The Golden Visa additionally allows sponsoring family members without an employer, no minimum stay requirement to keep residency active, and long-term planning stability. The Remote Work Visa is faster to obtain, does not tie the holder to a property purchase, and is designed for a defined 12-month stay.
